There’s a lot to love about an older home. The character, the craftsmanship, the mature trees, the established feel of a neighborhood that’s been there a while. Communities like Winterville are full of homes that have been standing for 50, 60, 70 years or more, and the people who live in them tend to be genuinely attached to them.
But older homes also come with HVAC problems that newer construction simply doesn’t have. The most common complaint from owners of older homes is that no matter what they do, the house never quite gets comfortable in the summer. The AC runs constantly, the bills are high, and certain rooms feel like a different climate from the rest of the house.
This isn’t bad luck. There are specific, identifiable reasons older homes are harder to cool, and most of them can be addressed.
This is the root of most problems. A house built in the 1950s or 1960s was designed around a wood stove or a boiler and radiator system. Central air conditioning didn’t become standard in Georgia residential construction until the late 1960s and into the 1970s, and even then it was retrofitted into homes that weren’t designed for it.
What that means practically is that ductwork in many older homes was run wherever it could fit rather than where it made engineering sense. Supply vents ended up in locations that made installation easy but don’t distribute air well. Return air pathways were often undersized or nonexistent in certain rooms, which creates pressure imbalances that prevent conditioned air from circulating. Bedrooms at the end of long duct runs get weak airflow regardless of how powerful the system is.
Ceiling heights in older homes also tend to be higher than modern construction. A system sized based on square footage alone, without accounting for ceiling height and duct layout, will consistently underperform.
Modern building codes require insulation levels that homes built decades ago were never held to. A typical attic in a newer Georgia home might have R-38 to R-60. Many older homes were built with R-11 or less, and whatever was originally installed has often settled, compressed, or degraded since then.
In Georgia, where summer sun beats down on a roof for most of the day, attic insulation is the single most important factor in how hard your AC has to work. Heat transfers through your roof into the attic constantly. Without adequate insulation to slow that transfer, it radiates down through your ceiling into the living space throughout the afternoon and evening. The AC is fighting a continuous source of heat gain that modern homes block before it ever enters the living space.
Wall insulation is another factor. Many pre-1970s homes have minimal or no insulation inside exterior walls. It’s less obvious than attic heat but still meaningful, particularly in west-facing rooms that absorb afternoon sun.
Older homes breathe more than newer ones. The framing shifts over decades, leaving gaps around windows, doors, and penetrations that were tight when the house was built. Plumbing and electrical work added over the years creates pathways between conditioned and unconditioned spaces. Attic hatches, pull-down stairs, and whole-house fans that nobody’s used in 20 years can be significant sources of air infiltration.
This is different from intentional ventilation. Uncontrolled air leakage brings in hot, humid outdoor air that your AC then has to condition on top of everything else. It also lets cool air escape, so you’re continuously losing the cooling you’re paying for.
A blower door test can quantify how much air is moving in and out and identify where the major sources are. The results often surprise older homeowners who had no idea how much was happening through what looked like solid walls and ceilings.
Single-pane windows, common in homes built before the late 1970s, transfer heat at roughly ten times the rate of a modern double-pane low-E window. On a hot afternoon, a large single-pane window on a south- or west-facing wall is essentially a radiator inside your room.
Even older double-pane windows that have been in place for 20 or 30 years may have failed seals, meaning the insulating gas between the panes has escaped and the thermal performance has dropped. A failed seal usually shows up as fogging or haziness between the panes.
Full window replacement is a significant investment. In the meantime, good window coverings, particularly cellular shades or exterior shading like awnings, can meaningfully reduce heat coming through problem windows.
Even setting aside layout issues, older ductwork has often deteriorated in ways that aren’t visible from inside the house. Flexible duct connections separate and sag. Metal duct joints that were sealed with mastic or tape have dried out and opened. Sheet metal ducts running through unconditioned attic space lose a significant amount of cooling to the surrounding 130-degree attic air if they’re not insulated.
Duct leakage and duct heat gain are distinct problems but both common in older homes. A duct that’s leaking cooled air into the attic and simultaneously absorbing heat from the attic environment is doubly inefficient. Duct inspection and sealing can have a significant impact on both comfort and energy bills in homes where it’s never been addressed.
If you’re trying to improve cooling in an older home, the order of priority generally looks like this: attic insulation and air sealing first, since that addresses the largest source of heat gain at relatively low cost. Duct inspection and sealing second, because it directly improves how much of your AC output actually reaches you. Thermostat placement and system sizing review third, to make sure your equipment’s matched to the real load of the home. Window upgrades and wall insulation are meaningful but more expensive and typically come later.
The most common mistake older homeowners make is assuming the solution is a bigger AC unit. More often, the system’s working fine but fighting against a building envelope that’s making its job much harder than it needs to be.
